Chapter 17 - The Contents of the Vault

Within two hours, Naomi Brooks had dispatched a court-appointed receiver and a certified private investigator to the First Raleigh Trust vault downtown with an emergency judicial subpoena. By midnight, encrypted digital copies of every document retrieved from the safety deposit box were securely transmitted to my tablet in the mountain estate.

Julian and I sat together in my study, the fire crackling softly in the hearth while the snow raged outside against the windowpanes. My hands were remarkably steady as I tapped the screen to open the first PDF file.

“Let’s see what desperate trap Ryan left behind,” I murmured, scrolling through the scanned pages.

It wasn't a claim on the lottery winnings. Ryan was too financially illiterate to understand trust law well enough to pierce a blind trust with a lottery ticket bought post-abandonment. But what we found inside the vault was infinitely more complex—and potentially more dangerous.

It was a signed, unrecorded business loan agreement and property deed from six years ago, detailing a substantial commercial real estate investment in downtown Raleigh that Ryan had secretly entered into with a notorious private equity lender—a firm known for predatory debt collection and aggressive asset seizure.

More importantly, Ryan had used our Raleigh townhouse—the very home we lived in before he abandoned me—as collateral for the multi-million-dollar commercial loan, forging my signature on the secondary lien documents without my knowledge or consent.

“He took out a secret secondary mortgage on our marital home years ago to fund a failing real estate speculation venture,” I said slowly, looking up at Julian with absolute disbelief. “And because we were married at the time and the property title was initially joint, that predatory lending firm is now claiming a retroactive lien on the equity.”

Julian leaned over the tablet, his brow furrowed deeply as he analyzed the legal signatures. “This is blatant mortgage fraud and forgery, Claire. Ryan forged your signature on a commercial loan without your notarized consent. In North Carolina, a forged spousal signature on a primary residential lien is legally null and void.”

“It should be,” Naomi’s voice interrupted through the speakerphone on my desk. She had dialed in immediately after reviewing the receiver’s report. “However, there’s a catch. The predatory lending firm holding this note is managed by Victor Vance—no relation to Julian, thankfully, but an absolute shark known as the 'Vulture of Fayetteville Street.' They acquired the debt portfolio from the original lender last month and are legally threatening to foreclose on the property title unless a multi-million-dollar settlement is paid out immediately to clear the title.”

“They’re trying to extort us through a fraudulent mortgage lien,” I realized instantly, a cold fury settling in my chest. “They figured out that since I own multiple high-end properties now, I’d rather pay them off quietly than fight a messy real estate title dispute in public.”

“They miscalculated who they were dealing with,” Julian said, his voice hard as granite. “Victor Vance is a predatory litigator, but his firm has operated on the absolute edge of state banking regulations for years. If we dig into their lending practices, we won't just defeat their foreclosure claim—we’ll expose their entire portfolio to a federal audit.”

“Exactly,” I agreed, feeling the familiar, intoxicating rush of tactical clarity. “Naomi, file an emergency injunction in Wake County Superior Court halting all foreclosure proceedings based on undeniable proof of forgery. And Marcus... get our forensic accounting team to pull every transaction Victor Vance’s lending firm made over the last five years.”

Ryan had tried to throw one final grenade from his prison cell. But as I closed the tablet and looked out at the snowy mountain night, I knew this wasn't a threat anymore—it was the final battle that would permanently wipe every trace of Ryan Reynolds off the financial map of North Carolina.
